Unlike North America or Europe, building a new home is usually cheaper than purchasing an existing home in the Philippines.  New Homes offer the homeowner higher quality, western construction standards whereas older existing homes in the Philippines usually need many upgrades to satisfy western buyers.

Construction costs (from a reputable Builder) in the Dumaguete/Dauin area of the Philippines range from $33 to $56 per square foot (18,000 to 30.000 pesos per square meter) for a new quality or top of the line luxury home.  Typical construction time is 4-5 months for a simple 800 to 1,200 ft2 home whereas it may take up to 12 months to build a larger luxury beach home.
